In summary, some buyers are looking only for the best rate. Others are looking for financing packages with good interest rates that also meet specific needs. Make certain your real needs are met.

ESTIMATING CLOSING COSTS

A few days before the closing on your new home, your lender, title company, or real estate agent will provide you with a Good Faith Estimate, which shows all the costs you will incur aside from the purchase price of the home itself.  These costs typically include real estate tax prorations, loan points (if any), title insurance premiums, paperwork processing and filing fees, legal fees, and in some cases, buyer-side real estate commissions.  But bear in mind that the Good Faith Estimate is just that - an ESTIMATE - and that costs will vary over time and from one service provider to another. The final costs in detail will appear on the "HUD Statement," which both buyer and seller agree upon either at the closing or just prior to the closing.

You should compare the charges of various closing agents or title companies in your area, and discuss various rate and point options with your loan officer. Note that a Good-Faith Estimate is required by law, but does not include certain key items which you may be required to cover at closing. These include prepaid taxes and hazard insurance. Again, check with your loan officer for assistance in estimating these potential costs for your situation. As a buyer it is important that you understand the fees associated with any real estate transaction. If you have any questions, please contact your loan officer for clarification.
