| Dear FiSBO Registry,
These are a few of my thoughts and suggestions I have for someone who
is about to FSBO with a FiSBO Registry Homeseller Toolkit.
1. Read all information provided by FiSBO Registry. Highlight,
take notes and ask questions.
2. Watch the video, the movie brings all the written information
together.
3. Prepare your home. Clean, unclutter, organize, plant
flowers, spiff up the lawn, etc.
4. Prepare a showing portfolio. Use a 3-ring notebook with
dividers. Have sections on cost of heat and electricity, service
technicians, owners manuals, pictures of the opposite season that you are
showing the house, land map, etc.
5. Discuss with FiSBO Registry their plan to advertise.
Discuss in detail when and how long ads will run in the local papers.
Plan on spending approx.. $40.00 per week if advertising in the local area
shopper. Make sure all pictures used are of good quality and reflect
the true feel of the house. Be creative when writing your ad. Seek
more help from FiSBO Registry by phone if needed. Remember why you
bought the house in the first place and use that in the ad.
6. When an interested party is brought to your attention by FiSBO
Registry, call them back immediately and set up a showing that is mutually
convient to both parties.
7. Do a mock showing to family member or a neighbor before your
first showing. Ask them to be picky and show you areas that are cluttered
or disorganized or dirty. This will be an incredible help.
8. Bake muffins, or cookies or bread so your house smells like
"home."
9. Take the customers through, show them everything if they are
interested. They will ask questions if they truly are interested.
A showing could last 15 minutes to over an hour. Don't forget to
show them your book, and make sure they get an 8x10 color picture data
sheet of your home and the disclosure statement. The disclosure statement
is very important and FiSBO Registry should have access to or a place for
you to go to get one. Make certain you fill it out accurately.
10. Don't forget to place your postcards in a million places
and mail them to every REALTOR and other resources described by FiSBO Registry.
11. When a purchase and sales agreement is signed, call a lawyer
and have him overlook things and have him/her draw up the deed and transfer
the title. The cost in NH is approx. $75.00. Also, call your mortgage company
and let them know what is happening and request a pay-off. This will
let you know exactly what you owe at closing.
12. Smile when it closes.
